How to Prepare for an Appraisal
The following list are just suggestions, and by no means mandatory. Most of the items here will help speed up the process. If you cannot find some of the information requested, don't worry, we will manage just fine.
To facilitate the process, it's beneficial to have these documents ready for the appraiser and are numbered in order of importance.
- A survey or plot plan which shows the house and land, usually on legal size paper
- A simple hand written list indcating any improvements made since the home was aquired, with approximte dates.
- For Warren and Lincoln Counties - Most recent real estate tax bill
When your appraiser has arrived, you do not need to accompany him or her along on the entire site inspection, but you should be available to answer questions about your property, pointing out any home improvements.
Here are some other suggestions:
- Accessibility: Make sure that all areas of the home are accessible
- Housekeeping: Appraisers see hundreds of homes a year and will look past most clutter and will be looking at the main structure. A good impression can translate into a higher home value
- Maintenance: Repair minor things like leaky faucets, missing door handles and trim
A few things you should know. By law, an appraiser must be state licensed to perform appraisals prepared for federally related transactions. Also by law, you are entitled to receive a copy of the completed appraisal report from your lender.
